A snagging list is a report of any problems or defects found in a new build property after an inspection has been carried out by a trained professional.

This will then be used to direct your housebuilder to repair and resolve any problems we find.

WHAT'S INSPECTED

The entire property will be inspected for any defects. 

This includes surface and decoration defects which can be found on paintwork, wooden surfaces and woodwork, tiling and glazing. 

We’ll ensure surfaces are fitted straight and true along with inspecting for any structural defects with the build.

Finally, fixtures and fittings in the property will also be inspected to ensure they fitted and secured properly and in good working order. This includes light switches, toilet flushes and hot and cold water taps.

WHEN YOU SHOULD HAVE A SNAGGING
LIST CREATED

You’d usually have a snagging list carried out if you’re either purchasing a new build property or have had a property built on your behalf by a housebuilder. It would be recommended to have the inspection before you move into the property as it will quicker and easier for the builder to correct the found issues in an empty property.

If you did not have a snagging list carried out before moving in, there is a 2 year period from the completion date to make your builder aware of any defects with the property.

Your housebuilder has a legal obligation to amend any “snags” as part of a new build warranty.
